Pimlico update
Firstly, happy Spring! Now where do I start…
It is safe to say that has been one of the busiest starts to a year I have had in over 20 years of Pimlico Agency. I will though keep this bullet-in reasonably short because the facts speak for themselves.
1) The average selling price is up 34% to £1,125,000 compared with Q1 last year
2) We have agreed 40% more sales in Q1 this year than last year
3) We are some 48% improved on exchanged deals in the same time period
4) We continue to average 98% of guide price.
So who is buying – we have plenty of first time buyers looking to get on to the property ladder, we have plenty of pied-a-terre purchasers who see Central London not only as a necessary convenience to their lives but also a good long term investment, we have upsizers or growing families and we have downsizers and some buy to let investors looking to capitalise on the big rents that prime central London are offering.
Next question, who is selling. Again a wide range of people. Some are simply liquidating assets for retirement, some are coming off fixed term mortgages and it falls within their 5 year plan. Essentially life is continually changing, you could say hatched, matched and dispatched is back. Essentially though, the main driving forces are not property speculation but life and lifestyle driven decisions.
The key thing though to a successful sale is accurate pricing and being reactionary to the feedback in what is essentially a continually moving market. Whilst we all want to be optimistic and it is our job to achieve you the best price, I would strongly recommend a pricing strategy so everyone is on the same page going forwards. This is how we operate and is very much echoed by our results above!!
With regards to Lettings, this is very much the same comment as before and although the ever increasing prices are one of the fuelling factors of the sales market, for those who are not coming off fixed rate mortgages; the market is still delivering fantastic prices and can provide a superb plan B depending on the sales motivation. Landlords continue to benefiting from a huge reduction in stock levels given the increased demand from international and corporate tenants, looking to make prime central London their home

Pimlico, the property sweet spot

Young professionals love a sweet spot that offers central London’s buzz but cheaper monthly rents.
Next to the river and with Victoria station and Westminster on the doorstep, Pimlico is right in the thick of it.

Pimlico offers homebuyers a square deal for prime central London

Two-hundred years ago, Pimlico was a swamp. Raised using the spoil from the development of St Katherine’s Docks, “South Belgravia” was the brainchild of master builder Thomas Cubitt, who wanted to extend the grand stucco residencies that he had designed on Eaton and Belgrave squares down to the river.
